Compliance
URBAN will work collaboratively with Owners Corporations. URBAN will:
- Assist all Owners Corporations to comply with obligations set out in the Owners Corporation Act 2006 and Owners Corporation regulations 2018
- Implement members’ decisions in line with the powers and functions of the Owners Corporation
- Answer requisitions or questions about provision of Owners Corporation certificates
- Affix the common seal in accordance with the Owners Corporation Act 2006
Accounting
URBAN’s Strata Management software is updated regularly to comply with software and industry standards. URBAN will:
- Issue notices and provide accounting services for collection of members’ contributions
- Establish banking trust accounts on behalf of the Owners Corporation
- Coordinate payment of costs and expenses on behalf of the Owners Corporation
- Prepare annual financial reports and budget statements
- Collect overdue payments from a member
Meetings
URBAN’s Owners Corporation managers will assist with committees’ administrative needs. URBAN will:
- Liaise with Owners Corporation committee members
- Arrange meetings of members, including annual general meetings and special meetings
- Record and circulate meeting minutes
- Convene, distribute notices for and attend special meetings
- Prepare and conduct postal ballots if required
Insurance
Our professional staff will assist with insurances as per the Owners Corporation Act 2006. URBAN will:
- Arrange insurance on behalf of the Owners Corporation
- Negotiate claims with insurance assessors
Maintenance
URBAN’s Owners Corporations managers organise maintenance works:
- Engage qualified and reliable tradespersons to maintain and repair common property
- Arrange regular site inspections
- Prepare detailed list of duties for each contractor
- Arrange quotations as specified and requested by the Owners Corporation
- Retain maintenance reports on file
- Maintain essential safety measures reports as per all legislation and codes
- Ensure all tradespersons have the required insurances
